Who we are
Fringz Morocco is officially registered with the Chamber of Commerce as Fringz
Morocco SARL AU, under registration number 149435. Our office is located at Av.
Moulay Ismail, Rés. Volubilis Bloc C 1st floor N°53 in Tangier. Throughout this
document, we will use our shortened and better-known name: Fringz. Fringz is here to
assist you, our visitor, in getting closer to your dream home or supporting you as a real
estate professional in your work. Your privacy is of the utmost importance to us.
Naturally, we process personal data from you, as it is simply part of our work. For
example, you expect from us, quite practically, that we forward your request to a real
estate agent or email you about new listings. Throughout our entire work process, we
handle your data very carefully. In this privacy policy, we’d like to explain to you – in the
clearest language possible – what we do, why, and what it means for you. First and
foremost, we promise you that:
• we are transparent about how and for what purposes we process your personal
data
• we employ appropriate techniques to protect your personal data
• you have a high degree of control over your personal data
• we are reachable and available if you want to communicate with us about your
privacy at Fringz We use several terms in this document that we would like to clarify
beforehand:
• Fringz Platform: the entirety of Fringz.ma, as well as the Fringz apps
• Object: a property listed for sale or rent on the Fringz platform or that has been
listed. If you find anything missing in this privacy policy, please let us know by sending
an email to privacy@Fringz.ma!
Who does this privacy policy apply to
At Fringz, we handle our visitors and their personal data carefully. We want you as a
visitor to be able to find, adjust, and use your personal data in the way that suits you
best, while always keeping our privacy promise. Do you want to know more about
privacy at Fringz? Below, we have summarized everything for you. This policy applies to
all personal data we obtain about you as a visitor through your use of our services on the
Fringz platform, regardless of whether you visit Fringz as a potential buyer, tenant,
seller, landlord, or otherwise. If you provide data to Fringz as a real estate agent, the
privacy policy for real estate agents also applies in addition to this privacy policy.
What personal data does Fringz process?
Fringz processes the following data from you that may be personal data insofar as they
can be traced back to you as an individual:
A.) Account information, data used to create and use an account, such as email
address and password, optional account information to enrich your account, such as
name and gender, information about your household, and data to facilitate your search,
such as the Objects you save and the comments you save with an Object. With this
account, you can log in to Fringz and manage your data.
B.) Data you provide to us to provide you with a service, such as the content of
contact requests and other service requests that we forward to the real estate agent at
your request, a review of your real estate agent that you leave on the Fringz platform, or
the financial data you use for paid services such as requesting a housing report. When
using the app, we also collect your GPS data to enable ‘search on map’ and set a current
location in a search query.
C.) Automatically generated data, such as IP addresses, device ID, and browser data
collected, among other things, through cookies
D.) Data about how you use the Fringz platform such as which services you use and
which Objects you find interesting, in order to build a profile based on which we can
personalize the Fringz platform and our services (see below for more information on
‘What about profiling?’)
E.) Feedback data that we use to improve our services, such as data you fill in on
feedback forms or surveys regarding our platform and services or data you provide us
through the ‘report an error’ option
F.) Correspondence data, such as data in emails you send to Fringz or messages you
send to us via social media
G.) Object data, such as photos, address details, floor plans, square meters, year of
construction, and other characteristics of an Object
H.) Identification data, such as a copy of your identity document (without Citizen
Service Number and passport photo) in case of exercising your rights as data subjects
Why does Fringz process personal data?
In short, it is necessary to process personal data to offer and improve our services, and
to keep our platform safe, fast, and always available. It is also necessary to process
personal data to ensure smooth customer contact. Additionally, we use your personal
data for marketing purposes. By marketing purposes, we mean (market) analysis,
statistical research, sending newsletters, targeted advertising, and other content, and
profiling (see below for ‘What about profiling?’). When we process personal data based
on the performance of the contract or based on a legal obligation, providing that
personal data is a necessary condition to use our services and products. We indicate
optional fields as such. Below, each purpose explains which personal data we process
for that purpose and on what legal basis we do so.

How does Fringz obtain personal data?
Most of the personal data we have at our disposal is provided by you as a visitor to
Fringz yourself. This happens, for example, when you create an account, make a
request to or for a broker, use another service such as the value check or when you
contact Fringz.
With regard to data that we obtain via Fringz’s social media channels that you use
yourself, please refer to the information under ‘What about social media?’
In addition, Fringz processes automatically generated data, such as the page you have
visited, your IP address and browser data. This is done, among other things, with the
help of cookies or similar techniques (for more information about this, see our cookie
policy).
Fringz also considers Object Data to be personal data, insofar as it can be traced back
to an individual. Fringz obtains this information through the real estate agent who works
on behalf of the buyer, seller or tenant.
When you provide your email address to a real estate agent, the broker may provide your
email address to Fringz so that the Item you listed can be linked to your account. After
such a link, you will receive additional information about your Object and you can leave
a review about your broker after selling or renting the Object. You can also leave such a
review about your buying or renting agent: at your request, the real estate agent will
pass on your e-mail address to Fringz so that you can use this service. If you already
have an account with Fringz, you can also ask Fringz to link your account to your Object
or to an Object that has been purchased or rented by you. Fringz will only do this after
verifying your identity with your broker.
It is also possible that a friend, family member or other acquaintance gives your e-mail
address to Fringz so that we can alert you to an Object.
How long is personal data stored?
We will only keep your personal data for as long as we need it for the purpose for which
we process it or to comply with our legal obligations. We use the following criteria when
determining the retention periods:
• If you use our services, such as creating an account or using Makelaarsmatch,
we will keep your personal data for as long as we need it to provide and improve that
service. Or until the moment you want to remove them (or have them removed).
• If you have consented to receive emails, we will retain your personal data until
you withdraw that consent. As soon as you do so, Fringz will still store personal data
that is necessary to be able to demonstrate when you have given permission and when
you have withdrawn it.
• If you decide to leave a broker review, Fringz will display this review on the Fringz
platform for up to 2 years, until you remove it yourself, you instruct Fringz to do so, or
until the broker turns off the option to leave reviews altogether.
• Personal profiles that Fringz has on the basis of profiling (see below under ‘What
about profiling?’) are stored for a maximum of 13 months.
• We keep financial information such as invoices for as long as we are legally
obliged to do so. In the case of most financial information, this is 7 years.
• In principle, we will publish Item Information for 1 year after the date on which
the Item was deregistered as sold. The broker in question can also indicate to Fringz
earlier that an Object may no longer be published on the Fringz platform. We retain
Object Data for as long as we need it to provide and improve our services.
• Property data that we obtain from the Land Registry is refreshed monthly.
• If cookies or similar techniques are placed on your computer, we will indicate the
retention period in our cookie policy.
With whom does Fringz share personal data?
For the purposes described above (see ‘Why does Fringz process data?’), we work
together with third parties. We often share (part of) your personal data with them.
If you leave your details on our platform to purchase a certain service, we will (if
necessary) share your personal data with the party providing the service, such as a
broker or financial service provider. Think of contact requests for a broker or if you
request a mortgage quote from a financial service provider via our platform.
For example, we also work together with parties that take care of the communication
and monitoring of the platform for Fringz. We also share data with our hosting parties,
research and analysis agencies, advertising platforms, the supplier of our data
management platform, and (other) processors acting on our behalf.
In the case of third-party advertisements on our platform, it is possible that third parties
collect personal data, such as your click behaviour on the Fringz platform. For more
information about this, please see our cookie policy.
Of course, Fringz publishes object data on the Fringz platform, which makes it visible to
everyone who visits the Fringz platform. Fringz shares certain Property Data (such as
postcode and house number) with partners (including telecommunications providers)
so that these partners can display advertisements on our platform that are relevant to
the Property. In addition, Fringz sends Object Data to a visitor via e-mail or push
notification if it fits within their search criteria. We also share Object Data via our social
media channels. A visitor also has the option to share Objects on social media or via e-
mail with others via the Fringz platform. Furthermore, Fringz offers real estate agents
and selected parties (such as municipalities) the possibility to show Objects on their
website (with the help of an Iframe).
Also, brokers can choose to display broker reviews you post on the Fringz platform using
an Iframe on their website.
Should it happen that (one or more parts of) Fringz’s business are transferred to a third
party, the personal data processed by Fringz may also be transferred to this third party
as part of this acquisition. If this situation occurs, Fringz will inform you in a timely
manner via the Fringz platform.
International transfers of personal data
Fringz is a party from Morocco, just like many of the parties we work with. To the extent
that the third parties we work with process the personal data at a location outside of
Morocco, they do so subject to appropriate safeguards, such as standard contractual
clauses established by the country in which the platform is made available.
How does Fringz protect personal data?
To prevent someone else from unlawfully using or processing your personal data, we
have taken appropriate technical and organisational measures. Among other things, we
use physical (access) security, passwords, encryption of passwords, bot detection,
encryption (of storage and communication channels) and the pseudonymization of
data. We take these measures partly on the basis of our security policy, which we
regularly evaluate and adjust where necessary.
As part of the organisational measures taken, we have made agreements to protect your
personal data, including agreements about the technical and organisational measures
to be taken by these third parties and making these demonstrable to us, partly on the
basis of annual reports.
What about social media?
Fringz does not include social media functionalities, such as like buttons or pixels, on
the Fringz platform. However, we do have profiles on social media channels such as
Twitter, LinkedIn, Facebook and Instagram and link to them on the Fringz platform. This
Fringz privacy statement applies to the processing of personal data that Fringz obtains
via a social media channel. For all information that the social media channel obtains
from you, the privacy statement of this social media channel also applies. You can find

In addition, you can log in to Fringz with a social media profile, for example via
Facebook. Facebook will then provide Fringz with your public profile and email address.
Fringz only stores your email address.
If you share an Object from the Fringz platform via a social media channel, Fringz will
only forward the information of the Object to the relevant social media channel. Fringz
may also place Object Data on Fringz’s social media channels.
What about iFrames and other third-party websites?
On the Fringz platform, services and information are also offered by third parties in a so-
called iFrame. These pages appear to run within the Fringz platform, but the content of
an iFrame is not controlled by Fringz, but belongs to the third party that offers you
services or information in the iFrame. An example is the monthly payment indicator,
which allows you to calculate what your estimated mortgage payment would be if you
were to buy a certain Property. The personal data you enter into the iFrame will be
transferred directly to the third party and the privacy and cookie policy of that third party
will therefore apply to it. Fringz does not process this personal data itself. If there is an
iFrame, we will clearly indicate it on our platform.
Even if the Fringz platform shows a link to the website of another person (such as a real
estate agent), or if there is a link to the website of another person (such as Matterport
Inc. for the 3D tour), the privacy and cookie policy of that other person applies to your
visit to that website. Fringz’s privacy policy does not apply to the data that you leave
behind and/or that is processed there.
What about profiling?
In short, profiling is the collection of characteristics, interests and data from you as a
visitor. Based on this, a profile is created, so that you can receive targeted and relevant
information. Fringz does this on the basis of data that we generate with the help of
cookies and similar techniques (see our cookie policy), combined with other personal
data, such as your surfing and clicking behaviour, what you enter in your account, what
you enter when you use our products and services (such as the Value Check, and the
results thereof), which Objects you view and what you search for.
Fringz only uses profiling to personalise information and to show you mailings and
advertisements that are relevant to you. No Objects or other content will be withheld
from you based on our profiling.
What are your rights?
You are in control of your personal data. You have the right to clear, transparent and
understandable information. You can view, modify or delete your personal data that you
have entered via your account at any time. In addition, you can contact us to view your
personal data that Fringz processes about you free of charge. You can also request
Fringz to change or delete your personal data. We may also transfer personal data under
certain circumstances. In addition, you can request us to restrict the processing of your
personal data.
Insofar as we use your data on the basis of our legitimate interest, you can object to this
at any time.
Where we use your personal data on the basis of your consent, you can withdraw that
consent at any time. For example, if you are subscribed to a Fringz newsletter and no
longer wish to receive it, you can unsubscribe at any time (and thus withdraw your
consent) by clicking unsubscribe in a newsletter. You can also unsubscribe through
your account.
You can easily delete or block cookies and similar techniques yourself. Please see our
cookie policy for more information.
If you make a request that relates to how we handle your personal data, we may ask you
to identify you if necessary. If you send a copy of your passport or other ID document for
that purpose, we ask you to make your passport photo and Citizen Service Number
illegible.

course, we prefer to resolve complaints directly with you, but you also have the option
of submitting a complaint to the Dutch Data Protection Authority.
This privacy policy was amended on April 23, 2024, and with it the 1st version. Fringz
reserves the right to change this privacy policy and encourages you to check this page
regularly. We will post changes to our privacy policy via email or on our platform.
